For what it is – a lively, yet exclusive part of town, with close proximity to the business districts of the Lagos Island, and even easier access to the neighbouring mainland areas – Surulere, a very hot hub in the Lagos property market has always been a preferential location for most property seekers.
Located in the Surulere Local Government Area of Lagos State, Surulere comprises of areas such as: Adelabu, Barracks, Masha, Kilo, Aguda, Ijesha, Adeniran Ogunsanya, Akerele, Itire, Lawanson, Stadium, and Bode Thomas. Though not exactly within Surulere, Ojuelegba is sometimes claimed as part of the city.
An excursion into the heart of Surulere revealed that a 1-room apartment goes between N120k – N150k  per annum in Ijesha, Kilo, Masha and some parts of Aguda. A mini-flat in the same axis commands reasonable rent between N180k – N250k per annum. With the exception of highbrow Bode Thomas and Adeniran Ogunsanya Streets,  it is still very possible to rent  2/3-bedroom flats in Surulere  between N250k-N400k per annum, depending on the facilities in the apartment.
Getting property in Surulere is not much of a Herculean task, as there are professional real estate practitioners and estate agents on ground within the axis to help out with property inquiry.  However, one particular attribute of most estate agents in the Surulere axis is that apart from the rent which is often demanded in excess of two years and above, prospective tenants should be prepared to pay ten per cent of the rent as agency commission, and another N40-50k as ‘caution fee’ – a fee paid in advance for any damages incurred by the tenant during his stay in the apartment.hummmmm it looks rugged dough.buh..........lol
